A chattel loan finances the home itself as personal property, without the land. It's common when the home will go on a leased lot or in a community, or when you already own land and only need to finance the house. FHA Title II. HUD's Mortgagee Letter 2009-16 sets out the basics. The home must have at least 400 square feet, be built after June 15, 1976 to the federal HUD code, sit on a permanent foundation that meets FHA criteria, and be classified as real estate. The loan covers both the home and its site.
Conventional: Fannie Mae MH Advantage and Freddie Mac CHOICEHome. These conventional programs are for manufactured homes built with features closer to site-built homes, such as pitched roofs and eaves. Each eligible home carries a label from the manufacturer. Fannie Mae's MH Advantage and Freddie Mac's CHOICEHome both list down payments as low as 3%. Both require the home to be titled as real property. Not every model qualifies, so ask which homes on the lot carry a label.
VA. VA's purchase loan page lists buying a manufactured home or lot as an eligible use. You need a VA Certificate of Eligibility, you must meet VA and lender credit and income standards, and you must plan to live in the home.
USDA. USDA Rural Development's Single Family Housing Guaranteed Loan Program helps buyers purchase homes in eligible rural areas. USDA guidance for manufactured homes calls for a permanent foundation. Eligibility depends on the exact property address. Before counting on a USDA loan, have a lender check the land you have in mind, because some parts of Hernando County may qualify and others may not.
